Most people think of commercial plumbing as grease traps — and for restaurants, that’s a big part of it. But the commercial and office-building plumbing work we do across Alberton and the East Rand covers a lot more ground than that, and a surprising number of business owners only find out what’s actually required once an inspection flags something.
Grease Traps Are the Start, Not the Whole Picture
If you run a kitchen — a restaurant, takeaway, catering business, or even an office with a working kitchen — a correctly sized and regularly serviced grease trap is a baseline requirement, not optional. But grease trap compliance alone doesn’t cover the rest of a commercial kitchen’s plumbing: pre-rinse stations, dishwasher drainage lines, floor drains that need to handle high volumes of wastewater, and backflow prevention on any connection to the municipal supply.
Backflow Prevention for Commercial Premises
Any commercial property with a connection that could allow contaminated water to flow back into the municipal supply — irrigation systems, fire sprinkler systems, certain kitchen equipment — needs backflow prevention devices, and these need to be tested periodically, not just installed once and forgotten. This is one of the most commonly missed requirements we see on commercial premises, mainly because it’s invisible until someone specifically checks for it.
Office Buildings Have Their Own Compliance Needs
An office without a commercial kitchen still has plumbing compliance requirements that differ from a typical home: bathroom facilities sized correctly for occupancy, water efficiency considerations for larger fixture counts, and — depending on the building — fire system plumbing that falls outside normal domestic maintenance entirely. Office plumbing problems also tend to have a different urgency profile than residential ones: a blocked bathroom in a building with 50 staff is a bigger operational problem than the same issue in a house.
PIRB Compliance Certificates for Commercial Work
Any plumbing alteration or new installation on commercial premises needs the same PIRB compliance certification as residential work, and for a business, this documentation matters more than most owners realise — it’s what you’d need to show in the event of an insurance claim, a lease-end inspection, or a sale of the property. We issue compliance certificates for all qualifying commercial work, the same as we do residentially.
Maintenance Contracts Make More Sense for Commercial Premises
A reactive, call-us-when-it-breaks approach is manageable for a single household but gets expensive fast for a business — a blocked drain during trading hours, a grease trap overflow in a restaurant, or a burst pipe in an office aren’t just repair costs, they’re lost trading time and potential reputational damage. A scheduled maintenance contract, checking grease traps, backflow devices, and general plumbing condition on a regular cycle, is usually cheaper over a year than the emergency call-outs it prevents.
What Gets Missed Most Often
In our experience, the two things commercial premises most commonly fall behind on are backflow prevention testing (because it’s not visible day-to-day) and grease trap sizing for a kitchen that’s grown or changed its menu since the trap was first installed. Both are easy to check and inexpensive to fix compared to the cost of a failed inspection or a blocked municipal connection.
